TITLE SEARCHES
The title search process involves examining all documents recorded on public record that are filed against owners or a legal description of the desired property.
CURRENT OWNER SEARCH
Current owner Search involves searching for the details of the present title holder of the subject property and the latest deed with consideration. A Current Owner Search contains information pertaining to taxes, vesting, open liens, legal description. We can also provide copies of documents (upon request). We will research back to the last sale of the property. This report is similar to a Prelim Title Report from major title companies.
TWO OWNER SEARCH
Two-Owner Title search is for the last two owners in the chain of title of the subject property. A Two Owner Search contains information pertaining to taxes, vesting, open liens, legal description. We can also provide copies of documents (upon request). We will research back to the prior two sales of the property.

FULL SEARCH/30 YEARS SEARCH
Full search contains tax information, legal information, all open mortgages, liens, judgments, maps( based on the client requirement), and all the information is covered from the past 30 years. It also includes CC&Rs, easements and all kinds of agreements, which are affecting our PIQ.
TITLE UPDATES/BRINGDOWNS/ DATEDOWNS
We also perform an update search on the subject property from the date of the last search to the current date. A report is provided on all the documents posted and recorded during the period.
REFINANCE
The refinance report includes current owner information and all open money matters on the current owner. This report is useful for lending institutions if the owner is going for a new loan.
RESALE
Resale report contains current owner information, open mortgages, liens and judgments and also along with this it contains all kinds of agreements, Easements & CC&R’s.
CHAIN OF TITLE REPORT
This report contains all property transfer document information
TSG/REO REPORT
A report contains foreclosed property details like open mortgages, open liens, current bank names which hold the title, tax details, etc.
LIEN AND JUDGMENT REPORTS
A report which contains information about all open liens and judgments’ against the PIQ.
OWNER & ENCUMBRANCE REPORT
